Frequently Asked Questions

Learn more about United American Capital, our investment approach, portfolio strategy, and investor inquiry process.

What is a multifamily syndication?

Multifamily syndication allows a group of investors to pool capital and acquire large apartment community communities that would typically be difficult to purchase individually. United American Capital serves as the General Partner (GP), sourcing, acquiring, managing, and executing the business plan, while investors participate as passive Limited Partners (LPs).

Who can invest?

Investment opportunities may be available to accredited investors and, in certain cases, non accredited investors depending on the offering structure. Contact our team to discuss eligibility requirements and current opportunities.

What is the minimum investment?

Minimum investment amounts vary by offering. Please contact our team for details regarding current investment opportunities and minimum capital requirements.

How do I get started?

The process begins with an introductory conversation to discuss your investment goals, risk tolerance, and timeline. Once a suitable opportunity is identified, you'll receive offering materials and access to our investor portal to complete your investment.

How are properties selected?

Our acquisition team evaluates many multifamily opportunities on a regular basis. We focus on assets located in growth markets with strong economic fundamentals, population growth, job creation, and opportunities for operational or physical improvements. Each investment undergoes extensive underwriting, market analysis, and due diligence before acquisition.

What is your investment strategy?

We primarily acquire cash-flowing multifamily properties with value-add potential. Through strategic renovations, operational improvements, and professional asset management, we seek to increase net operating income (NOI) and create long-term value for investors.

What is the typical hold period?

Most investments are expected to be held for 3 to 7 years. However, we remain flexible and determine the best time to exit based on market conditions, asset performance, and investor returns.

When can I expect distributions?

Distribution schedules vary by investment. In general, distributions begin once the property achieves operational stabilization and reaches key performance benchmarks. Specific timelines will be outlined in each offering's documentation.

How do investors earn returns?

Investors may benefit through ongoing cash-flow distributions, appreciation generated through value-add execution, and proceeds from refinancing or the eventual sale of the property.

What tax benefits are available?

Multifamily real estate investments may provide significant tax advantages through depreciation and cost segregation strategies. These benefits can help offset taxable income. Investors should consult their CPA or tax advisor regarding their specific situation.

Can I invest through a self-directed IRA?

Many investors utilize self-directed retirement accounts, including self-directed IRAs, to invest in multifamily real estate. We can help coordinate with approved custodians throughout the investment process.

What liability do passive investors have?

Investor liability is generally limited to the amount of capital invested. Limited Partners do not participate in day-to-day operations or property management responsibilities.

Who manages the properties?

We partner with experienced third-party property management companies that specialize in our target markets. This allows us to leverage local expertise while maintaining active oversight and asset management.

How do you manage risk?

Risk management begins with conservative underwriting, thorough due diligence, and disciplined acquisitions. We stress-test financial models, maintain adequate reserves, and focus on assets with strong cash-flow fundamentals to help protect investor capital.

What happens if market conditions change?

Our investment strategy is designed to perform across varying market cycles. We continuously monitor asset performance, maintain flexibility regarding hold periods, and implement operational improvements that can enhance performance regardless of broader market conditions.

Will I receive updates on my investment?

Yes. Investors receive regular updates regarding property performance, financial results, occupancy trends, renovation progress, distributions, and major business plan milestones through our investor reporting system.

What documents will I receive for taxes?

Investors receive annual tax reporting documents, including K-1 statements, for each investment in which they participate.

Can I choose specific properties to invest in?

Depending on the offering structure, investors may have the option to invest in individual properties or diversified investment vehicles that hold multiple assets.

Is my investment guaranteed?

No investment is guaranteed, and all investments involve risk, including potential loss of capital. Investors should carefully review all offering materials and consult their financial, legal, and tax advisors before making investment decisions.
